国外城市滨水休闲区经典开发案例(十)美国旧金山渔人码头前言:城市滨水区是滨水城市最重要的休闲旅游区域,研究和借鉴国际城市滨水区开发成功案例,有助于我国滨水城市的经济发展。
1950年代末至1960年代初,为了推动城市经济的发展和振兴,焕发城市中心的活力,北美率先发起了城市滨水地区重建和再开发运动,并逐渐蔓延到欧洲和亚洲。
到1980年代,城市滨水区复兴运动几乎遍及全球,本文以美国旧金山渔人码头项目为例,以系列文章形式探讨城市滨水休闲区的开发与实践。
旧金山渔人码头,位于旧金山市中心的东北海岸,由沿岸一字排开的多个码头和近海水域组成,它最初只是一个运输木材的小码头,后来逐渐成为渔民出海停泊的地方。
有了成群出海的渔民,就有了为他们服务的商店,又因为水产丰富,海鲜餐馆也渐渐多了起来。
新建的码头陆续出现,最终连成了片,这里也成为渔民和市民们交易消费的商业场所。
然而随着商港和渔港的外迁,渔人码头作为渔业交易中心的价值在下降,但渔人码头并没有就此沉寂,反而迎来了新生,这里有完备的基础设施,和良好的水文条件,码头基本功能还在。
这地方原来是个渔业交易的码头,同时大片区也是一个工业区,随着码头渔业的没落以后,慢慢在转型,在码头后半部分是酒店区,在整个沿海岸线可以看到39号34号,35号,功能都变了,都往旅游商业上靠,原有的工业厂房,也纷纷转型,都往旅游商业服务上靠,也纷纷转型,但建筑体本身是有一个再利用,原来的啤酒厂,罐头厂,巧克力厂,转型为有特色的购物中心,停泊在码头上的船只,有些是退役的军舰,有些是游船,现在也变成观光的题材,所以整个一个大环境,是利用了原来码头上的沉淀的素材,做的一个再度开发和利用。
渔船走了,私人游艇,运动帆船和旅游快艇来了,出海的人并没有消失,只是目的由捕鱼变成了运动、游览、休闲和体验。
新的消费人群需要新的商业配套,码头原有的仓库餐厅被保留下来,给新业态提供了空间,而老建筑的历史价值和韵味也是商家可以发挥的题材。
