ThePriceofChineseHouses(英文)分析中国房价问题ShirleyClass 5Writing IVDce.12th 2010Chinese Housing Price is normalDo you know what Chinese people pay the most attention to now? The the price of houses of course. Nowadays, many people in China make every effort to earnmoney for buying a house. They work day and night. One day they think they haveearned enough money and prepare to buy a house——To their surprise, the prices ofhouses have become much higher! So, many people complain about the high prices. They hope Chinese government can reduce the prices. But I think if we take the wholeChina into consideration, the housing price is normal. If the houses’ prices decrease, it will cause a series of problems. Just think, many rich investors will not invest in real estate because of low profits, andhouses’corporations will not be positive to construct new housing estates; manybuilding workers may lose their jobs as a result. More seriously, many factories mayclose down such as those which produce cement、sand、glass、bricks. Because the lackof new house buildings, many people people cannot buynew houses, so they needn’tfit up houses, which leads to the low sales volume of TVs、air conditioners、sofas、tables、wardrobes、curtains、wooden floors…In a word, reducing the prices of houses, every trade will be attacked. The whole economy in China may fade.Consequently, the main chain of fund will be cut. If people have no chance to pay so much money for buying a house, they will save all the money in banks. It’squite bad for currency’s circulation. Additionally, government cannot get much tax;all the cities in China cannot constuct many excellent public facilities such as Birds'Nest and Water Cube. Government also cannot do other things that can benefit our people. As a matter of fact, now the prices in big cities are about 25,000 yuan per metre square, While in small cities, they are only about 5,000 yuan, which are much cheaper than big cities'. In big cities, lands and materials are expensive, there is no doubt that the prices are high. We can conclude that the high prices only existence in big cities. In fact small cities' environments are much better. We needn't to bear the heavy traffic and crowded people. People have full reasons to choose to live in small cities. Only complaining about the high price makes no sense. So in this way, government can control the population in big cities, because now big cities are too crowded.I believe that many people hold the opposite opinions, they think the housing prices are abnormal and they want the pricesreduced so that they can buy houses. I will give you some reason for that the reduced prices don' t have much relation to people's abilities for buying houses. Even though the price of house has reduced, many people are still unable to buy a house. First, Chinese government cannot reduce much price. For example, the original price is 25,000 yuan per metre square, it may become 23,000 yuan per metre square. It cannot be reduced to 1,000 yuan per metre square; House is still very expensive. A normal size's house needs two million from us! Secondly, I have heard of a housing estate provided twenty houses in 80% discount. They prepared to earn less and do something for people. Only in a day, these house were seld out. All the customers were rich people, they asked their relatives to buy these houses together, and intend to make the price higher at next time. The price is more remote for poor people. So, the original people who cannot afford a house still cannot buy a house. Not due to the 'abnormal' price.China is developing quite fast in these years, thanks to all the people who work day and night for buying a house to a great extent. If housing price is i ncreasing, anyone’s own original house is also more valuable. People feel themselves richer and richer as China's development so that they can buy more things to promote life level and live in happiness.China needs house industry to promote the whole economy. It is a normal process in a country's development. People in Asia are faces with competition, like Japan and Singapore. So in my opinion, the prices of Chinese houses are normal.。
Will the house price fall?Hello ,my dear teacher and classmates!Let me introduce myself. My name is *** ,and I major in high way and rail way engineering,Architectural engineering institute.Interested in the economy and current news, so today, I want to talk about this topic—Will the High price housing fall? This is the hottest focus in the past 10 years in china, from 2003 to 2013, the price of the real estate developed with high speed. I often listened to people talk about the house price on bus and train, in streets and restaurants, almost eyerywhere. So I want to capitalize on /take this opportunity to predict the future house price. If we want to know the trend of future house price, first of all, we should analyze these three questions.1、What is reason that the high price housing appeared ?2、What effect is the high price housing for society?3、Will the housing price fall indeed ?What is reason that the high price housing appeared ?There are many reasons to push up the house price. As what I listed, the main reasons are: 1. Overdemand. The chinese urbanization rate is 26.41% in 1990, but the figure went to 53.73% in 2013, generally estimated, four hundred million people from the countryside migrated to cities. meanwhile, China's migrant workers reached to 269 millon totally in 2013, but the number of migrant workers was only 60millon in the early 1990s. The number increased 4.48 times in the past 20 years.2. Land price(is too high.)We all know that our land is limited. With the increasing of cities’population, building land in cities is less and less, land becomes more and more scarce, land price certainly becomes higher. Most of the time, land costs account for all the construction cost 50%-70%, account for the housing price 20%-30%. That is why we know that the imperial estate appeared frequently in the news.3、Economic policy. The government only attaches great importance to the growth of GDP for a long time. After the 2008 economic crisis, the central government launched the 4trillion investment plan. The central bank issue too much money, at the same time, unemployment, inflation and recession affect economic development. In addition , Chinese real-estate tycoons, the basic process of accumulation of wealth, is "low-cost access to land, to banks and other financial institutions mortgage cash, for the next round of the operation of the land, by taking money and so on, until the chain of funds to support". And there is a direct relationship between the process operation and official corruption. What effect is the high price housing for society?1、Personal credit pressure increasing. For most ordinary people, they are under high cost of living pressure and life pressure, in addition to income monthly mortgage, there is not much left.2、Affecting social harmony.High price lead to wealth to the rich, widens the gap between rich and poor. The rich have a few sets, dozens of sets of houses, and the poor have no place to live in. As house price continue to rise, the gap between rich and poor is getting wider, which leads to many people resent the rich and government staff..3、Violent relocation events. The high price lead to violent relocation events happened continually. Facing high price and huge profits, some real estate developers rush into danger, take the violent measures. The street was threatened, was wounded, and even forced to kill himself. Compulsory relocations have occurred from time to time.4、The concept of spouse choosing changing. In the context of high price, more and more parents consider the house is a prerequisite for the daughters if they would marry. In this way, some of the young people under the pressure of life, put the house in the first place. In recent years, the house caused false marriage, false divorce cases again and again, meet the eye everywhere, which proved the concept of spouse choosing a negative impact on the marital property distribution. The last and most important, will the housing price fall ? Many people are concerned about the problem. Recently, the house prices of Hangzhou, Nanjing, Changzhou, Qinhuangdao begin to fall, many people and some experts said that the housing bubble would burst, but others think that the prices of third-and fourth-tier cities and rural regions would fall down, in contrast, super big city such as Beijing, Shanghai, prices are not easy to fall. In my opinion, a sharp drop in price will not happen. Because the central government can't afford to falling house prices. The economic downturn will lead to a large number of bank bad debts. Many families assets would shrink seriously, which can trigger social unrest. But, at the same time, the house price won't rise sharply, to be honest, prices is too high indeed.。

How did the house prices rise so fast?Let us review the history of skyrocketing house prices. In July 1998, the State Council (国务院)issued the policy which abolished the welfare housing distribution system(福利住房分配制度), and started to implement the monetization of housing distribution(住房分配货币化).The Chinese people entered into the age of chasing house prices. After the abolition of welfare housing system, people have to buy commercial houses. The average price rose over the mark of ¥2000/㎡at the first time. The housing market was just emerging, and the rise in house prices almost unchanged at the beginning several years. The Complexities of Housing Prices: A GlobalPerspectiveThe issue of housing prices has become a pressing concern in many countries, as it directly affects the lives of millions. The complex nature of this problem demands a multifaceted approach to understand and address its root causes. In this essay, we delve into the various factorsthat influence housing prices, explore their impact on society, and consider potential solutions.Firstly, it is crucial to recognize that housing prices are determined by a range of factors, including supply and demand, economic growth, interest rates, and government policies. When demand for housing exceeds supply, prices tend to rise. This can be attributed to a number of reasons, such as population growth, urbanization, and a lack of affordable housing options. On the other hand, economic growth and low interest rates can encourage more people to purchase property, further driving up prices. The impact of rising housing prices is profound andfar-reaching. For many individuals and families, owning a home is a significant milestone and a major investment. However, when prices become unaffordable, it can create significant financial pressure and instability. This can lead to a decrease in household spending, which can have a negative impact on the overall economy. Additionally, high housing prices can contribute to social inequality and exclude certain groups from accessing affordable housing. To address the issue of rising housing prices, a comprehensive approach is needed. Governments can play a crucial role by implementing policies that aim to increase housing supply and affordability. This can include providing incentives for the construction of affordable housing, such as tax breaks or subsidies. Additionally, governments can introduce regulations to limit speculation and ensure that property is used for its intended purpose - as a place of residence, rather than a speculative asset. Moreover, financial institutions can play a role in stabilizing housing prices by providing responsible lending practices. This includes ensuring that homebuyers have the financial means to repay their loans and avoiding the issuance of excessive credit, which can lead to a bubble in the housing market.Community engagement and collaboration are also essential. Promoting community-based solutions, such as co-housing or community land trusts, can help create more affordable housing options and foster a sense of community ownership and responsibility. In conclusion, the issue of housing prices is complex and requires a concerted effort from various stakeholders to find sustainable solutions. By addressing the root causes and implementing a multifaceted approach, we can hope to create a more equitable and stable housing market that benefits everyone.**房价问题的复杂性:全球视角**房价问题在许多国家已经成为一个紧迫的关切,因为它直接影响到数百万人的生活。
