当投资利润率大于负债利息率时，财务杠杆效应是正效应，使公司权益资本利润率上升，增加股东权益，相反则会产生负效应，给公司带来损失。

通过将APV原理，FTE原理和WACC原理应用在恒大集团上，来分析财务杠杆对公司价值和股东权益的影响，最后根据分析的集团状况采取优化集团资本结构、加强企业资本结构研究的方法来加强该集团财务杠杆的有效运用。

利用财务杠杆可以达到增加公司价值、降低资本成本的目的。
