Abstract
With the increasing environmental and resource issues, green construction with the purpose of "four savings and an environmentally friendly" get more and more attention by the community.Construction industry scholars for green construction also has done different studies, but this stage is not widespread application of green construction,an important reason is that the economic benefits is not obvious.This paper paid attention to the green construction costs analysis and control study,in order to save green construction costs and improve the economic benefits of green construction, promote the popularization and application of green construction. Firstly,through literature review,outlines the basics of green construction,such as concepts,content and evaluation system.Combined with the ideas of quality costs and environmental costs, putting out the concept of green construction quality and environmental costs and giving the characteristic curve of the green construction quality and environmental costs.According to the construction quality of the relationship between green construction quality and environmental costs and the total costs, summed strengthen the control of quality and environmental costs is important to control the total cost to some extent .Meanwhile through the existing green construction measures investigation, analysis the costs changes and the impact on environmental by the green construction measure,then use value engineering approach to analyze green construction measure costs and determine the need to focus on green construction control measures. Secondly, control costs on the basis of costs analysis. This paper introduce the concept of costs control , analysis of objects and methods of green construction costs control , etc.According to the basic theory,established a green construction costs control system, discussing stages for pre-control, during, and afterwards control.Focusing on pre-control by two ways,from a macro and micro perspective ,one clue is through the green construction quality and environmental costs to control the overall objective costs and another clue is through planning law for green measures to control the costs of construction, and then use the means of Lingo software to solve multi-objective programming.The main thing to the during control is the introduction of BIM technology , introduces the basic concepts of BIM ii

随着环境、资源问题的日益加剧,以“四节一环保”为宗旨的绿色施工受到了社会 各界越来越多的关注,建设领域的学者也对绿色施工进行了不同的研究,但是现阶段绿 色施工的应用还不广泛,其中一个重要的原因是经济效益不明显。论文对建筑工程绿色 施工的成本分析及控制进行研究,旨在通过节约绿色施工成本,提高绿色施工的经济效 益,促进绿色施工的推广应用。 首先通过文献综述,总结了绿色施工的概念、内涵、评价体系等基础知识,引进质 量成本以及环境成本的理念,提出了绿色施工质量与环境成本的概念,并给出了绿色施 工质量与环境成本的特性曲线,进而根据绿色施工质量与环境成本和总成本之间的关 系,提出了加强质量与环境成本的控制对总成本的控制有一定意义的结论。同时通过对 现行绿色施工措施的调查,分析其对成本的变动以及环境效益的影响,采用价值工程方 法对绿色施工措施的成本进行分析,确定需要重点控制的绿色施工措施。 其次,在成本分析的基础上进行成本控制。通过介绍成本控制的概念,分析了绿色 施工成本控制的影响因素、控制对象及方法等基础理论,据此建立了绿色施工成本控制 体系。分阶段对事前、事中、事后控制展开讨论,重点针对事前控制,从宏观和微观角 度出发, 提出了以绿色施工质量与环境成本为理论依据的总成本控制和基于目标规划法 的绿色施工措施成本控制两种方法,并借助 Lingo 软件对目标规划法进行求解。事中控 制主要引入了 BIM 技术,介绍了 BIM 技术的基本概念以及在成本控制中的技术优势。 最后通过实例论证了成本控制体系的可行性,尤其是目标规划法和 BIM 技术对成 本控制的实用性,为今后绿色施工的成本控制提供依据。 关键词:绿色施工,质量与环境成本,价值工程,成本控制
