“按揭”一词源自英语“Mortgage”，其含义即为“抵押贷款”，又为“商品房抵押贷款”，它是指抵押人（借款人）将其合法拥有的物业作为抵押物抵押给抵押权人（贷款人），保证抵押权人为第一受益人并保证履行商品房按揭（抵押）贷款合同项下的全部义务，从而从抵押权人处取得一定数量和期限的贷款。

按揭可以分为现楼按揭贷款和楼花按揭贷款。

现楼按揭是指借款人借款购买现楼，而以购得现楼作抵押。

楼花按揭是金融机构对购买楼花（尚未完工前整栋、分层或分单元先预售的楼房）的置业者提供的以借款人依据购房合同具有权利为抵押的按揭贷款。

“按揭”具有房地产抵押及分期还款两层含义。

它是指按揭人将物业的产权转让于按揭受益人（银行）作为还款保证，还款后，按揭受益人将物业的产权转让回给按揭人。

具体地说，按揭贷款是指购房者以所购得的楼宇作为抵押品而从银行获得贷款，购房者按照按揭契约中规定的归还方式和期限分期付款给银行；银行按一定的利率收取利息。

如果贷款人违约，银行有权收走房屋。
