天津南站规划天津南站位于中国天津市南开区永康路,是天津市一座主要的铁路枢纽站。
该站是京津冀地区最大的高铁交通枢纽,承担着重要的客运和货运任务。
为了适应日益增长的客流需求和提升服务质量,天津南站规划了一系列改造和扩建项目。
首先是站房改造。
天津南站原有站房建筑面积不足,无法满足日益增长的旅客需求。
规划中将对原有站房进行扩建,增加站房建筑面积,并对候车厅、售票大厅、候车室等区域进行改造,提升旅客候车环境和体验。
同时,在站前广场增设更多的候车座椅、信息查询设施、便利店等配套设施,方便旅客候车和购物。
其次是站场扩建。
天津南站的铁路线路较为拥挤,难以满足高铁列车进出站需求。
规划中将增加站台数量,扩大站台面积,提高列车停靠效率。
同时,还将增设过路线、信号设备等设施,优化铁路运输组织,提高运输能力。
此外,规划中还考虑为地铁站开辟专用通道,便利地铁乘客进出站。
再次是区域配套设施建设。
天津南站周边地区发展迅速,规划中将充分考虑站区与周边地区的融合。
计划建设停车场、公交站点、出租车站点等交通配套设施,方便旅客进出站和周边地区的通行。
同时,还将增设商业设施、餐饮娱乐等配套设施,提供更多服务选择,满足旅客需求。
此外,天津南站还将引入智慧科技,提升服务水平。
规划中考虑在站内增设自助售票机、自助取票机等设施,方便旅客购票、取票。
同时,还计划推出电子导览系统,为旅客提供更直观、准确的信息服务。
此外,还将提升站内网络覆盖和无线信号,方便旅客上网和使用移动支付等功能。

重新亮相!地铁旁1万+大板块披露新规划,84万方宅地“整装待发”!8月2日,天津市规划与自然资源局官网公示了《津南区新城片区12p-04-04单元控制性详细规划修编草案》。
该地块位于津南区咸水沽东区,具体来说,位于新城片区中部,东至荣辉路、南至南环路与津南大道、西至紫江路、北至天津大道与海河故道,总面积344.9万平米。
该片区目前已有成熟居民区、学校、在建新房等,但仍有大部分未开发地块。
此前,针对此片区已经公示过规划,此次对单元内各地块用地性质代码及名称进行更新,部分地块容积率、建筑密度、绿地率等指标进行调整。
8月2日新公示规划图规划调整前公示图通过对比发现一个很明显的变化,商业用地减少了,相应的增加了居住用地和绿地,教育配套方面基本没有太大变化。
按照新公示的规划方案,片区内已批在建或未建的居住用地有4处,共41.14万平米。
新增加的居住用地共17处,总面积84.11万平米,容积率均为1.5,未来或将形成小高层、洋房产品,粗略估计大约12000套房源,也是不小的体量了。
在咸水沽片区,西部发展已经趋于饱和,也没有能集中开发的土地,未来的发展一定是东扩,也包括双桥河区域,毕竟有地铁1号线东沿线,会助力发展。
此外,片区内还将新建2处菜市场,小学、中学各一所,以及社区养老院、公园绿地等生活配套。
自从绿色屏障区规划实施后,津南区不少板块都受到了开发管控,尤其是南部的小站、八里台、北闸口,未来不会再进行土地扩张。
能大规模集中开发的重点都转移到咸水沽、辛庄、葛沽这三大板块。
目前津南区的大公建配套氛围比较不错,地铁1号线东延线、地铁6号线、国家会展中心,这些都将加持板块发展。
咸水沽目前在售新房有龙湖紫宸、华远景瑞海蓝城、世茂璀璨公园、富力又一城等,价格区间约在13000-18000元/平米。
