摘要 随着我国房价的一再走高,国家对于房地产市场的调控力度也越来越大,因此为了持续健康的稳步发展,我国的房地产企业必须摒弃传统的发展模式,拓宽并创新融资渠道,在此背景下房地产与资本市场的联系将越来越紧密。本文首先从资本市场入手,介绍了国内外房地产融资的资本市场的形成与发展,资本市场的各种工具及其特点(包括股票,债券,可转换公司债等),企业融资的目的。紧接着介绍分析了我国房地产市场的历史,现状以及现阶段房地产的产业政策。随后分析了房地产行业和资本市场的联系以及相互的影响,进而分析房地产企业如何在不同资本市场工具之间进行选择,已达到融资的目的。 最后,本文通过对已有的国内外房地产证券化领域的经验及案例的分析指出,我国房地产行业现阶段仍处于初级阶段,与资本市场的联系仍然较少且缺乏成熟的行业准则及法律规范。因此我国应该积极促进房地产市场与资本市场的融合,建立健全的行业和法律机制,早日实现我国的房地产证券化,扩展出房地产企业新的融资渠道,以实现房地产行业全面协调的可持续发展。

Abstract: Along with our country house prices go up again and again, the state's

control power to the real estate market is becoming more and more big, so in order to healthy steady development continuously, our country real estate enterprise must abandon the traditional development pattern, widen the financing channels and innovation, under the background of the real estate and capital market connection will be more and more closely. First of all, from the perspective of the capital market, this paper introduces the formation and development of real estate financing capital market, capital market a variety of tools and features (including stock, bond, convertible corporate bonds, etc.), the purpose of corporate finance. And then introduces the history of the real estate market in China is analyzed, present situation and the present real estate industry policy. Then analyzed the real estate industry and capital market connection and mutual influence, and analysis of real estate enterprises how to choose between different capital market instruments, has been to achieve the purpose of financing. Finally, this article through to the existing domestic and foreign experience in the field of real estate securitization and case analysis, points out that the real estate industry in our country at present is still in its infancy, the contact of the capital market is still less and lack of mature industry standards and legal norms. So our country should actively promote the fusion of the real estate market and the capital market, the industry and legal mechanism, establish and improve the early realization of real estate securitization in our country, develop new financing channels for real estate enterprises, in order to realize the comprehensive coordinated sustainable development of the real estate industry.
