Why don’t buildings match predictions
• Design based on incorrect assumptions about how people will behave in the buildings • Poor construction (not air tight) • New technologies require time and expertise to ensure they work optimally, often this is not provided. • Complicated systems require calibration and optimisation, often this is not done. Sometimes they aren’t even turned on • Each building is a prototype

• Lights (not properly calibrated) • Radiators should not have been covered but inbuilt furniture built around them • Not properly pressure tested (therefore very leaky) • Still ~ 6kW constantly being used but we don’t know where. • Different floors respond differently to passive solar gain– the lower floors do not benefit as much. • Ground floor gets very cold – therefore electric heaters often used It takes time to calibrate a building so it performs optimally. Engineers need to be involved for at least a year to help adjust the system.
