侨福芳草地“无法复制”的商业综合体作者:暂无来源:《中国商界》 2015年第11期在传统商业竞争愈加激烈的当下,只有实现对消费者多方位的“关照”,消费者才能愿意“赏光、买账”。
环保的设计、艺术的融入,从酒店到商场再到写字楼,可称得上全北京最有“艺术范儿”的地方,“芳草地”作为商业创意与创新设计的成果,无论从内部还是外部都是无法复制的。
文/李慧北京作为首都不乏各种大型豪华的购物中心和商场,但让男士也能流连忘返的商场可谓少见。
拥有领先的环保绿色设计、集时尚与艺术于一身、拥有多种稀缺品牌,用心从细节做品牌,来这里不仅是购物,更是一种休闲与舒适的享受之旅。
当众多闪亮的头衔和赞美的都集中指向一个场所的时候,位于北京市朝阳区东大桥路9号的侨福芳草地(Parkview Green)购物中心俨然已经成为了一个难以超越的庞然大物。
从外表看是一座玻璃“外壳”的建筑,实际上该玻璃外壳罩着不同的四座塔楼,其中既有商场,也有写字楼与酒店。
“侨福芳草地”作为香港侨福集团在北京开发的第一个项目,紧邻北京C B D核心地带,总面积达20万平方米,是一座集顶级写字楼(建筑面积8.2万平方米)、时尚购物中心, 艺术中心和精品酒店于一身的创新建筑。
从2012年9月开始试营业至今三年的时间,目前日均客流量已达到1-2万,酒店入住率已达到70-80%,写字楼也基本全部完成租赁。
地处国贸CB D商圈,周围高档酒店、商场林立,侨福芳草地在激烈的竞争环境中何以胜出呢?立足芳草地浓郁的国际氛围与优势地段,侨福芳草地致力打造多元的商业及文化休闲综合体,成为北京风格时尚与高品质的新复合生活板块,但这只是外界看来的样子。
10月19日,商业创新实验室专家团队一行来到了国内仅此一家的侨福芳草地,进行了实地参观调研,并与侨福集团主席特别助理及该项目负责人丁宁进行了详尽交流。
领先的绿色环保设计、多种文化艺术的融入,贴心的细节服务,构成了侨福芳草地的独有特色,也让每一位到访者流连忘返。
第一章、概述以前就听说过侨福芳草地,对它向往已久,但由于功课一直很忙,就一直没能去看一看,这次通过老师终于有机会来到这里看一看,参观完后更深刻的感觉到了绿色建筑对城市生活的影响。
那么什么是绿色建筑呢?绿色建筑是指在建筑的全寿命周期内,最大限度地节约资源(节能,节地,节水节材).保护环境和减少污染,为人们提供健康,适用和高效的使用空间,与自然和谐共生的建筑。
我认为“绿色建筑”就是最少程度地占有和消耗地球资源,用量最小且效率最高地使用能源,最少产生废弃物并最少排放有害环境物质,成为与自然和谐共生、有利于生态系统与人居系统共同安全、健康且满足人类功能需求、心理需求、生理需求及舒适度需求的宜居的可持续建筑物。
侨福芳草地项目已获得“铂金级预先认证”—LEED认证体系的最高等级,这一认证有着极其严格的标准与要求包括建筑物的节能系统资源消耗、室内空气质量、创新的设计理念以及其它各类项目。
认证过程涉及从设计与规划阶段、施工与材料应用到项目完工后运营的严格审计与评估。
侨福芳草地项目在整个认证过程一直表现出色,也将成为亚洲及中国第一个铂金认证的可持续建筑。
参观完芳草地,大致了解了它的平面以及它对于绿色建筑方面的设计方法,下面就结合我参观和调研所得来的资料来谈谈如何从各方面实现建筑的绿色化。
第二章、如何从各方面去做一个绿色建筑2.1发展“绿色建筑”.首先要使用绿色建筑材料1992年国际学术界给绿色材料定义为:在原料采取、产品制造、应用过程和使用以后的再生循环利用等环节中对地球环境负荷最小和对人类身体健康无害的材料。
绿色建材与传统建材相比可归纳以下五个方面的基本特征:①其生产所用原料尽可能少用天然资源,大量使用尾矿、废渣、垃圾、废液等废弃物。
②采用低能耗制造工艺和无污染环境的生产技术。
③在产品配制或生产过程中,不得使用甲醛、卤化物溶剂或芳香族碳氢化合物;产品中不得含有汞及其化合物;不得用铅、锡、铬等种金属及其化合物的颜料和添加剂。
侨福芳草地logo篇一:揭秘北京侨福芳草地怡亨酒店揭秘北京侨福芳草地怡亨酒店坐落于北京朝阳区的侨福芳草地大厦(ParkviewGreen)的怡亨酒店(Hotel éclat Beijing)是规模较大奢侈酒店联盟(Small Luxury Hotel,简称SLH)成员。
侨福芳草地,作为亚洲地区第一个获得美国绿色建筑协会leed“铂金级预先认证”的综合性商业建筑,它的能源使用量布季同等规模建筑的50%,怡亨酒店成为北京首个真正意义上的碳中和酒店。
“怡亨酒店”又称“怡亨精品酒店”,被冠以艺术之名,美轮美奂。
今天,将带领大家探索这个艺术希尔顿酒店的精髓,着重介绍博物馆式古董、HALO家具应用、奢侈品和古董的大量运用这三大看点:一、私人博物馆式收藏:北京怡亨设计酒店是亚洲地区最大的,20达利世纪西班牙超现实主义画家达利作品古董地。
怡亨同时收录了当代诸多艺术家的作品,如陈文令、任哲、管勇、王鲁炎等,为整个空间增添了时尚与艺术感受。
大堂“The Gallery”坐落于中国最大当代艺术一层收藏地之一的北京怡亨酒店私人,有楼梯将其与“芳草地画廊”相连接。
当客人进入酒店大厅以后,即使不禁被这个独具艺术气息的地方性所吸引。
酒店的动态吊顶由Jitka Kamencova Skuhava设计、使用Lasvit手工吹制的红、蓝色玻璃制造而成,被称为“神奇的深渊”,营造出一种独有的安静氛围。
在壮丽的吊顶之下,其它诸如产自英国巴特西电站的口、酒店中四处可见的达利的藏家拍品中的“骑马的图拉真”以及郑路的“淋漓之四”都交相辉映与酒店的艺术气息交相辉映。
在“The Gallery”中央是著名油画家曾梵志的一幅首要作品《无题》,为室内设计来自世界各地著名设计师的作品提供一个很好背景。
其中各种椅子的设计囊括了 Maarten Baas, BertjanPot 和阿纳·雅格布森的作品,几乎自成一格。
门迪尼的“普鲁斯特的躺椅”在多彩的新印象派下所风格外包装和点彩画的纺织设计下愈发突出。

杂志当时已有22年的历史,在业内已具有良好的口碑。
我是在杂志社前辈20多年的积累上开展工作。
当时我们面对的比较大的挑战是,随着互联网时代的开启,对建筑杂志的理解变得多元,众多建筑媒体形式涌现。
这迫使我们重新思考杂志的存在价值,找到并强化杂志的特色以及在行业内的角色。
“找新路子”,其实是追溯自己的“传统”。
最终,我们决定向最初创刊时的《建筑创作》皈依——踏踏实实地回到以实践建筑师的角度阐释建筑学上。
促成《建筑创作》创刊的那一代建筑师,都来自实践一线。
他们的第一手经验,是行业发展过程中鲜活的具有启发意义的东西,杂志将这些经验总结、记录、积累下来,以期对未来实践产生指导意义。
因此,这本杂志最初的定位与高校建筑学院的办刊有着明显的性格差别,杂志探讨的理论一定是与实践紧密结合的,而不是纯文本的理论,它的调性是非常鲜明的。
我们看到这正是市场的空白。
在成为杂志社主编之前,作为建筑行业内大多数基层建筑师之一,我很难找到一本刊物深入建筑师的职业生活;也很少有信息渠道向你阐释,一个房子的成功建成要全面地解决多少问题、熬过多少艰难和惊险,建筑的天性有多少是掌握在建筑师手里,又有多少不确定的命运。
于是我们确立了《建筑创作》全新定位:不以“形而下”的“具体”为耻,反以为荣,我们要以“深度报道”把一个建筑的“具体事”说明白。
在建筑的“道”“器”两方面,我们会更多地以“器”的解析作为入口,探索“道”的存在——建筑是如何做出来的,到底选了什么材料、用的什么工艺,业主对设计的影响,工地上的情况,建筑师和各方的配合,使用后的反馈等等——建筑设计最终要根植于现实的土地、通过实践得到检验;建筑师的智慧最终要靠作品在现实中的作用来证明;这样的价值观使我们的杂志能够首先做到“言之有物”,然后才能“物中立言”;杂志定位的重新梳理,经过了一年多不断地内部争论和准备,最终于2012年完成全面改版,并开始坚持中英双语;我们也借用了英文刊名ArchiCreation的缩写——AC,来形成我们媒体公司的整体标识。

侨福芳草地:打通画廊与美术馆的通道作者:金磊来源:《收藏/拍卖》 2014年第7期近几年,随着艺术品市场的火爆,很多房地产开发商开始进军艺术品市场,通过各种渠道介入文化艺术产业。
虽然房地产介入文化艺术已不是什么新鲜事,但是如何通过正确的策略,使艺术和地产完美结合,如何在地产开发过程中体现艺术的人文价值,凸显地产开发商的人文理念,使消费者体验到实实在在的艺术氛围和精神享受,从而提高人们对地产主体的认可,提升品牌的影响力,是目前艺术地产亟须解决的重要问题。
当然,艺术与地产结合的成功案例有很多,除了老牌的今典集团今日美术馆、广东时代美术馆等耳熟能详的地产美术馆外,近期迅速崛起的侨福芳草地购物中心和上海K11购物中心也成为艺术地产的新秀,虽然各个企业集团在艺术与地产结合方面的着重点、运营方式有所不同,但是殊途同归,皆获得了业界的普遍认可。
与其他几个案例比起来,侨福芳草地有些特殊。
今典集团的今日美术馆、广东时代美术馆都是非营利的民营美术馆,即使是同样作为商业地产的上海K11购物中心,也并不是把艺术作为营利手段,而侨福芳草地采用的是另外一种模式,那就是画廊、美术馆明确非公合作的模式,集收藏、展示、销售于一身。
展、销、藏一体,学术与商业并存2012 年9 月,侨福集团在中国大陆地区的第一个大型项目——侨福芳草地购物中心正式开放,是一座集顶级写字楼、时尚购物中心、艺术中心和精品酒店于一身的创新建筑,成为艺术与地产结合的又一成功案例。
芳草地项目本是侨福集团创始人、前任总裁黄周旋在世时决定修建的最后一个项目,早在1995 年就拿下了这个项目的用地,期间经过反复修改,直到2004 年才开始建设,也是这一年,黄周旋因病去世,于是,他的儿子、侨福集团第二代传人黄建华接手该项目,历经5 年到2010 年才最后完工,2012年才姗姗开业,如今真正的操盘手是侨福集团第三代传人、黄建华的侄子黄培修。
如此,这个项目经历了祖孙三代人的努力才最终得以实现。
