验收、移交接管培训内容一、集中交楼——住宅锁匙移交1、人员组织⑴根据交楼安排——交楼时间、户数确定参加验收、收锁匙的人数(包括物业、工程、保安)。
⑵对参加验楼、收锁匙人员进行培训——交待验楼注意事项。
注意事项:A、各门锁试锁匙,并做好标记(同时检查门、锁质量);B、清点房屋配件设施是否齐全,检查外观是否有破损(事前应了解装修标准、配件设施清单)。
如是否有煤气炉、排气扇、毛巾架、皂盒架、镜前灯等,是否缺水龙头、花洒、开关、插座面板,电箱是否缺盖板);C、试水试电;D、试马桶给排水是否正常、是否有漏水、是否缺马桶盖;E、洗手盘、洗菜盘下排是否漏水;F、浴缸排水是否正常;G、玻璃是否有破损、划花;H、(窗台)大理石是否有裂纹;I、门是否有划花;J、靠近卫生间的墙壁是否有潮湿、漏水现象;注:如时间紧,则主要做A、B、G项准备好收楼表格(作清点配件、设施、记录存在问题,用每单元一份记录表)验楼收锁匙。
①验收主要内容见第一点第二条②注意事项A、记录房号、栋号、验收人签名、验收时间;B、清晰记录存在问题(存在问题的部位和现象)C、检查完毕断开电气总开关、关闭水掣、关好门窗、锁门。
2、整理资料。
3、交项目公司签认相关验收资料(必要时和项目公司、施工单位到现场确认相关问题)。
4、验收资料复印一份交项目公司,原件由管理中心存档(尤其对空置房管理十分有用)。
5、清点检查户外设施——楼梯、走廊的应急灯、出口指示灯、疏散指示灯、消防栓配件及其他设施,同样应做好清点检查记录,并应由项目公司确认(此工作由管理中心经理安排保安员负责)。
上述设施,尤其是应急灯应做好防盗措施,消防栓应贴封条。
6、收楼后要做好核对水电表工作,以防张冠李戴,并做好各电气连接点的“紧线”工作,注意水电管井要上锁。
二、公共设备的单项系统验收1、熟悉有关的验收规范;2、事前索取有关的资料、图纸;3、争取在验收前了解、掌握工程存在问题(做好书面记录),因为在验收时往往时间较紧,来不及详细、全面检查;注:以上3项为前期工作4、验收时要注意从设备设施外观:施工工艺(是否符合施工验收规范)、设备性能(是否达到设计要求和产品质量要求、政论有关部门要求)方面检查;5、要注意和总工室、设计公司参加验收人员交换意见,争取他们对物业公司观点的支持;6、对验收存在问题要认真做好记录,在总结会上要大胆提出自己的观点(态度要不卑不亢)。

四、工作程序1. 验收的准备验收小组根据发展商提供的竣工图纸, 按设计及施工要求编制验收计划和验收标准。
2. 验收的实施(1) 验收小组依据验收计划、标准,按专业分工进行预验收。
(2) 在预验收过程中, 检查出未达到验收标准的楼宇、设施、设备,提出书面整改报告返回发展商,由发展商督促施工单位进行整改。
(3) 对在验收中未达到验收要求的楼宇、设施、设备,整改实施后,验收小组进行检查、验证,整改合格后进行正式验收。
(4) 楼宇的实物验收,应注意: 对每套单元房的水、电、土建、门窗、电器设备进行全面检查,并将检查结果记录在楼宇接管验收清单中。
(5) 设备的实物验收, 要做到符合以下几点:1. 图纸设计与设备的规格、型号、数量符合。
2. 主要设备、设施的安装位置与安装质量符合。
3. 设备与连接整个系统的技术性能, 应与设计要求符合,检查结果对应不同类设备记录在设施、设备接管验收清单中。
(6) 对物业的其它配套系统、设施进行验收,验收结果记录在设施、设备接管验收清单相应的表格内。
