Abstract:Itisknownthatthefeasibilitystudyofrealestateprojectplaysanimportantrole

inrealestatedevelopment.Nevertheless,therestillremainsmanyproblemsinthefeasibility

study.Inthispaper,theconceptofimplicitcostwillbeintroduced,whichwillbeusedtoanalyse

theseproblems.Meanwhile,someusefulstrategieswillberaisedfortheseproblems,which

intendstofurtherimprovethefeasibilitystudyoftherealestateprojects.

1.Introduction

Thefeasibilitystudyisthedecisionsciencehasbeenusedinprojectarea,andthebasictargetisonthe

basisofthecomprehensiveinvestigatingandresearchingtoidentifyaconstructionobjectwhetherhavethe

characteristicsofprogressive,realityandreliableinthewholeprosessfrompreviouslyprojectconstructionto

lineoperation.Wealsoneedtoknowthosewhethercanpayofffromthefinanceandthecredibilityinthe

economytogiveabighelpfortheinvestatingdecisions.Itisrealrolethataframeworktoinvestingproject,

andisthekeyfactorsthatcandecidetheprojectcanbeinvestedornottogivesomesupportsontheproject

decisions.Therealestateischaracteristicofaccountingforhugefinancing,alongperiodrelativetothe

investingandeasilyinfluencedbytheinstablefactors.Therefore,thethefeasibilitystudyisveryimportantfor

therealestate.However,currentlywearemoreandmorefocusingontheexplicitcostinthefeasibilitystudy

andignoringtheintangiblecost.Theintangiblecostis,asopposedtoexplicitcostandhidedamongthetotal

costofenterprise,causedbythedecisionmakercharacterizedbylowerdiathesis,wrongconcept,andthe

deficiencyofinformations,coupledwiththenon-marketfactorstoleadtothetotalcostincreaseingdirectlyor

indirectly.Theamountofeconomicbenefitsoftheprojectlargelydependongettingfullknowledgeofthe

intangiblecostintherealestate.

2.TheExistenceoftheQuestionsLiedintheFeasibilityStudyonthe

BasisoftheIntangibleCost

2methods,ithavebeennormedandstabilizedgraduallytouseintheprojectdecisions.Butthatisfactthatthe

feasibilitystudycannotplaytheroleabovementionedintherealcase.Theworstcaseisthatthereisnothe

feasibilitystudybeforestartingthework.Andanothereventsisthatthefeasibilitystudyhadbeendone,but

theresultwasnotfittotherequestions.Themainproblemsarefollowing:

2.1.TheInvestorwithLowDiathesisDidNotPayMoreAttentionsonit

Untilnow,anumberoftheinvestorsdidnotgetaclearclueandrealizetheimportantancerelatedtothe

feasibilitystudy.Theyhadmadeadecisionwhetherbuildingtherealestatereliedontheirownwish,and

reckonedthefeasibilitystudywasjusta“payablepaper”tosubmittolendinginstitution,investorand

government.Thereisnomeaninginthefeasibilitystudybecauseofcarryingonisnotthorough,focusingon

theformat.Therefore,the“feasibilitystudy”istheaimthathowtogetapermissionfromtherelated

departmentandaloanfromthebank,sothedatacannotbeusedtoreflecttherealconditions.Theeconomic

benefitsofthewholerealestateprojecthavedecreased,evenfailedthatwasmainlyascribedtotheinvetor’s

attitude,ignoringtheimportanceoffeasibilitystudy.Thosearecalledtheintangiblecost.Theotherfactorsis

linkedcloselywithcalibrethataexcellentdecisionmakershouldbecharacterizedbydetermination,

confidence,far-sighted.ect.Whenafavoriteinvestingprojectlieinfrontofainvestor,hemustbeconfidence

anddeterminationtomakeadecisionassoonaspossible,ortheproblemsrelativetotheeconomicbenefits′

lostwouldbehappenedtocreatetheintangiblecost.Moreover,theinvestorshouldhavethecharactersof

far-sightedtoconsidertheinvestingprocess,andnotcarethe“gainandloss”inasmalleventstomakea

wrongdecision.Itisobviouslythatthehigh-calibreisanveryimportantfactortotheinvestortoavoidthe

intangiblecost.

2.2.TheFeasibilityStudyRelatedtotheConstructionProjectisMainlyCompletedbythe

ConsultantAgencyandDesignDtheDeviserHasLow-Calibre

Departmentofconstructionentrustedbyinvestor.Itispossiblethattheaccuracylargelydependonthose

institutions′levelcontrolledbythedeviser’scalibre.Unfortunately,ahugenumberofdevisersarelackingof

theattitudeonseektruthfromfacts.Theyhavepartiallyusedthedatatooptimisticallyevaluatethemarket

pricemovement.Theyalsodidnotexploitthemarketsurveyindetailstopredictthemarketprospect;atthe

sametime,theydidnotcareaboutsomefaults,however,morelightsshedinexaggerateingtheadvantagesof

technologyandproductthatreducingthesuccessrateofinvesting.Onthebasisofthedevisershaving

low-calibre,thefeasibilitystudycannotbecompletedbycourseofcorrectwayandcanonicalprocessthatthe

decisionmakergotawrongjudgementtoresultinlostingtheeconomicbenefits,eventhewholeproject’s
