本文在观察和调查归纳大量这类开发实例基础上,定义了"旅游导向型土地综合开发"(Tourism-oriented Land Development,TOLD)的旅游—房地产概念。
分析发现,TOLD模式通常需要基于地方政府与投资商、房地产与旅游业、公共产品与私人产品的紧密合作或组合机制;其运行表现出"特定主题,多种活动"、"混合市场,依赖腹地"、"娱乐主导,房产支撑"、"高额投资,先入为主"4个基本特征。
根据土地利用总体特征,TOLD模式可划分为生态导向型低度开发、文化导向型主题开发、市场导向型多元开发3个类型。

结果表明,"旅游+地产"的发展模式有效地提高了企业的经营业绩,这主要在于企业充分依据旅游业和房地产业之间的产业关联性,在一定程度上实现了产业的纵向一体化,从而促进了企业内的资源共享,形成了有效的内部资本市场,并分散了经营风险。

The tourist based in the Chinese leisure vocation also develops vigorously and gradually becomes more popular. With social economic development, the market of tourist real estate is also becoming increasingly huge. This paper first summarizes through the foreign research. Based on this, this paper thoroughly analyzes the present market-tapping situation of the tourist real estate in Zhejiang Province from two aspects - external market environment and the market demand. Then, this paper summarizes five major problems - the project's lack of scientific planning, the market's lack of good reputation, the brand of tourist real estate, and the contradiction between supply and demand, policies and regulations. This paper studies the overseas experience of the development of tourist real estate to propose a series of practical and operational corresponding countermeasures.
