6. Party A shall have the right to conduct necessary inspections and surveys of the real estate before the completion of the transfer of title.
7. The parties agree that the delivery of the real estate and the payment of the purchase price shall be completed on the agreed date in this contract. If Party A fails to pay the full purchase price on the agreed date, Party B shall have the right to terminate this contract and retain the already paid deposit.
III. Compliance with Relevant Laws and Regulations
The parties shall respectively comply with the relevant provisions stipulated in the Law of the People's Republic of China on Property Rights, the Contract Law of the People's Republic of China, the Regulations on the Registration of Real Estate, and other relevant laws and regulations.
IV. Clarification of Rights and Obligations of the Parties
1. Party A shall have the right to dispose of, lease, and mortgage the real estate after obtaining the transfer of title, and shall assume all legal responsibilities for any disputes arising from such disposition, lease, or mortgage.
2. Party B shall undertake to deliver the real estate to Party A without any obstacles and shall compensate Party A for any damage incurred due to Party B’s violation of the contract.
V. Legal Effectiveness and Enforceability
1. This contract shall take effect on the Effective Date and shall be legally binding on both parties.
2. Any dispute arising from or related to this contract shall be settled through friendly negotiation. In the event of a failure in the negotiation, the parties agree to refer the dispute to a competent court of jurisdiction.
3. The invalidity or unenforceability of any provision of this contract shall not affect the validity or enforceability of any other provision.
4. This contract is written in Chinese and English. In case of inconsistency, the Chinese version shall prevail.
