TENANCY AGREEMENT

一、出租人(以下简称甲方)

Landlord (hereinafter referred to as party A)

二、承租人(以下简称乙方)

Tenant(hereinafter referred to as party B)

三、租赁范围及用途

Tenancy:

甲方同意将其所有的位于北京市朝阳区光华路2号阳光100座2001 室的房屋及其设施(包括家具和电器)在良好及可租赁的状态下租给乙方为居住使用,出租房的面积总计约110 平方米。

Party A hereby agrees to lease its property located at RM2001, Building B, Sun100 Guanghua Road, Chaoyang District, Beijing and the related facilities(including furniture and appliances) in good tenantable condition to Party B for 1 year .The size of the leased property is approximately 110 spm.

四、租赁期:

Term of Tenancy:

4.1 租赁期为壹年,自2010 年07 月15 日起至

2011 年7 月14 日止。

The above property is hereby leased for a term of one year, commencing on July15,2010 and expiring on July14,2011 . 4.2 租赁期满,甲方有权收回全部出租房屋,乙方应如期交换。乙

方如有要求续租或退租,应提前壹个月通知甲方。

Upon expiration of the tenancy, Party A has the right to take back the entire leased property, and Party B shall deliver the leased property to Party A on time. Alternatively, Party B have the opton to renew this agreement or quit this agreement upon giving one month prior notice to Party A before the expiration of this agreement.

五、租金及付款方式

Rent and the way of payment

5.1 双方谈定的租金为每月5800 元。

The rent, agreed by both parties, is RMB5800 per month.

5.2 乙方支付甲方每月的租金,应壹个月支付一次。付款日期

应在每月25 日之前。

Party B shall pay One month’s rent in advance, on or before 25th of each calendar month.

A:汇至甲方指定的银行账号,支付租金日期以乙方汇出日期为准。

5.3 由于乙方原因未能按期支付租金,乙方须按日加付其月租金0.5

If the rent remain being unpaid on time, Party B shall be liable to

pay a late penalty fee equal to 0.5﹪of the month rent per day. 六、保证金(押金):

Security Desposit:

6.1 为确保出租房屋及其设施之安全并完好及租赁期内相关费用之

如期结算,乙方同意于签订合同当日支付给甲方的租赁押金5300元作为乙方确保合同履行之保证金。

To ensure the welfare and good condition of the leased property and the related facilities as well as the prompt payment and settlement of all related charges durning the term of tenancy, Party

B agrees to pay to Party A within one day after the agreement

signed a security desposit 5800 in the amount of as security for Party B’s obligations hereunder.

6.2 除合同另有约定外,乙方应于租赁期满之日与甲方点清室内设

施,并付清所有应付费用后,甲方当天将保证金全额无息退还

Unless other provided in agreement, Party A shall return to Party B the entire security desposit without interest thereon upon expiration of the tenancy or sooner determination of this agreement after Party

B settled all charges of leased property with Party A.

七、费用担保:

Payment:

7.1 租赁期间物业费和取暖费由甲方承担。

Durning the term of the tenancy, the property management fees and the heat-preservation fees shall be paid by Party A.

7.2 房屋的冷、热水、电、天然气消耗按每月查表实数由乙方支付。

The cold, hot water, electricity, and gas payment(for water and tear) of the property shall be paid by Party B according to its actual payment per month.

7.3 电话费、有线收视费按实际费用由乙方交付。

Party B according to its zctual payment shall pay the payment for telephone and international channel.

八、出租人的责任

Landlord’s obligations:

8.1 甲方须按时将出租房屋及其设施以良好的状态交付乙方使用。

Party A shall deliver the leased property and the related facilities in good condition to Party B on schedule.
